Rental Guidelines

  • Reservation Process:
    • After booking with Amelia Elite Properties, guests will receive a rental agreement via email.
    • This agreement should be filled out, signed, and returned electronically within 48 hours, or 24 hours if arriving within a week.
    • Reservations can be canceled if the agreement and initial payment aren't received on time.
    • If booking through third-party sites like VRBO, Airbnb, etc., the same rules apply. The signed Rental Agreement is essential to confirm your stay.
  • Payment Details:
    • A credit card is needed as a guarantee, with a 3% credit card fee.
    • Personal checks are allowed, but a credit card must still be provided.
    • An upfront payment of 50% is required, along with the Rental Agreement.
    • The balance is due 14 days before arrival. For last-minute bookings (less than 14 days), the full amount is needed when booking.
  • Taxes:
    • Guests are charged a 7% Florida sales tax and a 5% Nassau County Tourist Development tax on the rental rate and other related charges.
  • Property Rules:
    • Smoking is not allowed. A $500 fee will be imposed for violations.
    • Follow the occupancy limits. Overcrowding can lead to eviction or extra charges.
    • No RVs, boats, trailers, or campers without prior approval.
    • No pets in non-pet friendly places. Inform in advance if you have pets.
    • Events like weddings or parties need prior written permission.
  • Stay Duration:
    • Generally, a 3-night minimum stay is required. Some properties may have longer minimums during peak times or holidays.
    • Occasionally, 2-night stays may be available.
  • Age Policy:
    • In order to maintain the family atmosphere we only rent to families, couples, and responsible adults aged 25 and above. False bookings can result in payment loss and eviction.
  • Pet Policy:
    • If you're in a pet-friendly villa, refer to "VACATIONING WITH A PET" for guidance and rules.
  • Accommodation Features:
    • Each property is uniquely designed by the owner. Bedding and towels are provided. Starter supplies like soaps and paper products are also available, but guests should arrange for additional needs.
    • Beach equipment and beach towels are not provided. Please do not take the properties’ towels and linens to the beach. We will provide you the information of beach equipments rental companies upon your request.
  • Standard Amenities:
    • Properties are fully furnished with well stocked kitchens with cookware and dinnerware. The properties include, washer/dryer ,refrigerator ,stove, microwave, coffeemaker ,toaster , TV, and internet access. Specific features differ per property. Some amenities at Omni Amelia Island Plantation aren't accessible. Please ask if you have specific questions regarding the amenities.
  • Check-In/Out:
  • Check-in: 4:00 p.m. EST (early check-in possible on request).
  • Check-out: 10:00 a.m. EST.
  • We will provide the check in information with directions to the property 7 days prior to your arrival.
  • Cancellation:
  • Full refund for cancellations 30 days prior.
  • 50% refund for 14-29 days before arrival.
  • No refund if canceled within 14 days of arrival. Special considerations for mandatory evacuations.
  • There will be no refunds for no-shows, late arrivals, early departures, or for leaving the home for mechanical failure of non-essential items.
    Cleaning:
  • A cleaning fee is charged. Daily cleaning isn't included, but additional cleanings can be requested.
  • Repairs:
  • We cannot guarantee against mechanical failures of heating, air conditioning, elevator,or any appliances, . Please notify us if any issues need the attention of our maintenance team. Maintenance problems in the property will be handled in a timely and professional manner. No refunds or rent reduction can be guaranteed due to failure of appliances or equipment, but every effort will be made to make repairs as soon as possible to provide for your comfort. 
  • It is agreed that Amelia Elite has the right to enter the property at a reasonable time for purpose of repairs or routine maintenance to include pest control and other property services.
  • Renter and renter's guests usage of a rental home elevator is restricted to adults only. All children under the age of 18 years are NOT PERMITTED to ride/use the elevator unless accompanied by an adult.
  •  Amelia Elite is not responsible for resort amenities such as schedules, pool and spa closures, etc.
  • At the time of publication, all home and condo amenities are accurate to the best of our knowledge.
  • It is your responsibility to ensure that the property is locked up and secure. Do not leave valuables, money, laptops unsecured or unattended. Neither Amelia Elite nor the property owner will be responsible, liable or accountable for thefts including break ins.
  • Liability for Damages
  • Guests assume full responsibility for any items damaged due to misuse or negligence or action on their part, except in the case of normal wear and tear. Guests are responsible for notifying us upon check-in if notice any damage.  If damages occur during the stay, please notify us immediately. 
  • Listing Accuracy:
  • Ensure property descriptions match your needs. While we strive for accuracy, we can't guarantee every detail.
  • Lost & Found:
  • A $20.00 fee plus shipping costs is charged for returning forgotten items.
  • Indemnification
  • Neither Amelia Elite nor the owner will be held liable for any accident or injury that may occur to you or your party or your property during your occupancy in or on the property.
  • Guest agrees to indemnify and save Amelia Elite, its employees and agents, free and harmless from any claim or liability for any loss or damage whatsoever arising from, related to, or in connection with the rental, including but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by guest or any guest invitees.
